The chimney on your Sydney home is one of the most exposed elements of the entire roof structure. It projects above the roofline, it's exposed to weather from every direction, and it has multiple vulnerable junctions — between brick and mortar, between the chimney stack and the roof surface, and at the flashing that seals the gap between the two. Any one of these junctions can fail and allow water into the roof structure, the ceiling space, or the internal wall cavity of your home.
The problem with chimney leaks is that they're notoriously difficult to trace accurately. Water entering at a failed chimney flashing can travel along roof timbers, down internal walls, and appear as a damp patch or ceiling stain well away from the chimney itself. Many homeowners have tiles replaced, valleys repaired, and gutters cleaned before someone identifies the chimney as the actual source of the problem.
Sterling Roof Solutions approaches chimney repairs from a roofer's perspective — understanding how water travels through a roof structure and identifying exactly where it's getting in. Gerard McCarthy has 15 years of experience diagnosing and repairing chimney-related roof leaks across Sydney, and he understands the full picture: the flashing system, the pointing, the chimney crown, the surrounding tiles, and the internal path water takes once it's inside the roof structure.
If you have a persistent roof leak that hasn't been resolved by other repairs — or you can see visible deterioration on your chimney stack — call us for a free inspection.

Chimney repair costs vary considerably depending on the nature and extent of the work required, the height and accessibility of the chimney, and whether the repair involves only the masonry or also the flashing and surrounding roof. The following gives a general guide — the only accurate price for your specific chimney is a written quote following a site inspection.
Chimney flashing repairs (resealing or partial replacement): Resealing a failed flashing joint or replacing a section of deteriorated flashing typically starts from $600 to $1,500 depending on the number of sides affected and the complexity of the surrounding roof.
Full chimney flashing replacement: Complete replacement of the flashing system on all four sides of a standard chimney — including lifting and relaying surrounding tiles — typically ranges from $1,500 to $3,500 depending on chimney size, roof pitch, and material.
Chimney repointing: Repointing a standard residential chimney stack typically ranges from $800 to $2,500 depending on the size of the stack, the extent of deterioration, and access. A drone inspection is included as part of the assessment to ensure full coverage.
Chimney crown repair or replacement: Repairing or rebuilding the chimney crown typically ranges from $500 to $1,500 depending on the condition of the existing crown and the size of the chimney.
Chimney stack partial rebuild: Partial rebuilds — from the roofline up, or rebuilding the top courses that have deteriorated — typically start from $3,000 to $8,000+ depending on the extent of the rebuild required and the height of the chimney.
Chimney pot replacement: Supply and installation of a replacement chimney pot typically starts from $400 to $900 depending on the pot specification and access.

Sterling Roof Solutions repairs and rebuilds chimneys across Sydney's North Shore and surrounding areas. We regularly work in Chatswood, Lane Cove, Willoughby, Artarmon, Mosman, Neutral Bay, Lindfield, Gordon, St Ives, Hornsby, Ryde, Meadowbank, Epping, Eastwood, Manly, Dee Why, Narrabeen, Mona Vale, and across Greater Sydney.
Sydney's North Shore has a particularly high concentration of older homes with original brick chimneys — Federation, Californian Bungalow, and post-war homes built between the 1900s and 1960s, many with chimneys that haven't been properly maintained or inspected in decades. If your home is in this bracket and you've had persistent roof leaks that haven't been resolved by other repairs, a chimney inspection is a logical and often revealing next step.

Chimney-related roof leaks typically present as damp patches or staining on the ceiling or internal wall near the chimney breast — but not always directly adjacent to it. Water can travel along roof timbers and wall cavities before appearing inside. If you've had tiles replaced, valleys repaired, or other roof work done without resolving the leak, and the leak appears to be concentrated around the chimney area, the chimney is the likely source. A free inspection with Gerard will give you a definitive answer.
Yes. An unused chimney still has an exposed brick stack above the roofline that continues to deteriorate, a crown that can crack and allow water in, and a flashing system at the roof junction that will eventually fail. An unused chimney that is not maintained properly becomes a source of water ingress over time regardless of whether it's functional. We can also cap and weatherproof unused chimneys to reduce ongoing maintenance requirements.
For flashing repairs, in most cases no — properly replacing the flashing requires lifting the surrounding tiles to install the new flashing correctly under the tile edge. A flashing repair that is done over the top of existing tiles without lifting them is a temporary fix that will fail quickly. We lift, do the job properly, and re-lay the tiles.
Properly carried out chimney repointing, using a mortar mix compatible with the existing brickwork, should last 20 to 30 years. The most common reason repointing fails prematurely is the use of a mortar that is harder than the bricks — standard Portland cement mix on older soft-brick chimneys causes cracking as the harder cement doesn't flex with movement, eventually breaking the surrounding bricks. We use compatible mortar mixes on every job.
Flaunching is the sloped mortar bed at the top of the chimney stack that the chimney pot sits in. It serves the same function as the crown — shedding water away from the top of the stack. Cracked or missing flaunching allows water to undermine the chimney pot and saturate the top course of brickwork. We repair and replace flaunching as part of chimney crown and pot work.
We make every effort to source matching bricks for partial chimney rebuilds, particularly on heritage and period homes on Sydney's North Shore where brick matching matters for heritage compliance and aesthetic reasons. An exact match isn't always possible — particularly for hand-made or unusual period bricks — but we'll discuss options with you and find the closest available match before any rebuild proceeds.
