An unused chimney still has an exposed brick stack above the roofline that continues to deteriorate, a crown that can crack and allow water in, and a flashing system at the roof junction that will eventually fail. An unused chimney that is not maintained properly becomes a source of water ingress over time regardless of whether it's functional. We can also cap and weatherproof unused chimneys to reduce ongoing maintenance requirements.

For flashing repairs, in most cases no — properly replacing the flashing requires lifting the surrounding tiles to install the new flashing correctly under the tile edge. A flashing repair that is done over the top of existing tiles without lifting them is a temporary fix that will fail quickly. We lift, do the job properly, and re-lay the tiles.

Properly carried out chimney repointing, using a mortar mix compatible with the existing brickwork, should last 20 to 30 years. The most common reason repointing fails prematurely is the use of a mortar that is harder than the bricks — standard Portland cement mix on older soft-brick chimneys causes cracking as the harder cement doesn't flex with movement, eventually breaking the surrounding bricks. We use compatible mortar mixes on every job.

Flaunching is the sloped mortar bed at the top of the chimney stack that the chimney pot sits in. It serves the same function as the crown — shedding water away from the top of the stack. Cracked or missing flaunching allows water to undermine the chimney pot and saturate the top course of brickwork. We repair and replace flaunching as part of chimney crown and pot work.
