Condensation appears as moisture on the inside surface of the glazing or around the frame reveal — typically during or after cold nights, or during periods of high internal humidity. It forms on the inside surface and runs down, creating damp patches on the surrounding plasterboard. An active leak, by contrast, tends to occur during or shortly after rain and enters from the outside through a failed flashing or dome crack. The distinction matters because the fix for condensation is different from the fix for a waterproofing failure. We assess both during a free inspection.
This depends on the condition of the dome, the frame, and the flashing system. A skylight where the dome is yellowed but intact, the frame is structurally sound, and the leak is caused by a failed sealant joint or deteriorated flashing can usually be repaired cost-effectively and will give many more years of service.
